Subject: Are these H St. NE / Capitol Hill houses priced appropriately?
The 10th Street one is in a HORRIBLE location. Next to a driveway to a large complex, neighbor to another large complex and it’s loading zone, across from Bens Chili Bowl and barely off H. The inside I saw better than I expected, but there is NO outdoor peace or quiet or privacy.

Hooray! There are listings to trash—I mean talk about—again! Looks like there's a lot in Hill East, with one near H street and not much at all in Capitol Hill proper yet.
The interior style (to the extent that word even applies) is totally suburban apartment building. Still, I don't see much that's offensive, either, just a bit dated, characterless, and blah. Someone who thinks that looks good will grab it over asking price.
Also, I had to check that this house wasn't right next to it:

It has that same odd entryway style as the house next door the the one posted above, but it's two blocks away on 8th. It's basically the same size plus an in-law suite. It's been sitting on the market for a month at a dollar under $1 million. Both these houses were built in the early '90s, which explains the '90s Herndon look.
Wow, that is a bold kitchen design choice. And is the stove up on blocks? Plus, there's only window AC and the floors are in bad condition. It's not the best condo alternative I've seen. Still, you don't see a lot even in Hill East at that price anymore and it's not far from a Metro Station. But I suspect the condition of the house, combined with "quirky" kitchen design and low upside potential for a flipper, means that this might sit for a bit.
That oval-window door! It's the sure sign of an indifferent flip. And sure enough, the inside looks like it was last renovated when it was flipped in 2002. But the price is okay. This will probably go fairly quickly.
I kind of like this one. At least it's not a gutted 1920s Victorian. The open upstairs (where the obligatory Peloton bike is—well, one of them, anyway; this has two??) looks cool, but I'd rather have the extra floor space and some sound dampening between there and the LR. Still, it's got style (and parking). Not sure about the location, though.
Ugh. I am really not a fan of that kitchen—or the interior design in general. Too much white, too little character. Kind of small for the price, too.
I'm generally not a fan of alley houses. but this one seems...okay?

its a total tear down with multiple racoons living out of it for a long time. city has recently visited after numerous complaints and i wouldn't be surprised if it's labeled as a hazard before they threaten to raise prices in 2021.

I was wondering that, too. I thought maybe it was because the owners have been trying to sell it since then. But Zillow doesn't have any market history for it, oddly, and doesn't even show it as being for sale. Redfin says it went on the market in October. The DC assessments database doesn't show any sales history either, which I think means someone has owned this house for a really long time.
Oh, and I hadn't even noticed this gem from the description: "INCREASE IN PRICE AT OR BEYOND ORIGINAL PRICE IS EXPECTED IF CONTRACT NOT ACCEPTED BEFORE 1/15/2021." So, make an offer we want now, or we'll just raise the price! Well, bless their hearts, maybe that'll work out for them.

Super well price. Amazing Location!
After 50 days on the market and open houses practically every weekend—but no reduction in asking price—this one is finally contingent. It'll be interesting to see what it goes for.
