So keep up your spirits!
A year???
Well, it was there the whole time, but it was a fixer-upper priced too high, and so we took 6 months to persuade the seller to substantively decrease the price. By 100K. Then we renovated, exactly to our liking. I think DD was a little over a year old when we moved in. 10 years later, I still LOVE my home. My point is that it's worth waiting for a dream home, and that there might be several dream homes for you out there. Just like spouses...
Are you aware some people can’t wait a year to move?

You’d buy a major investment, as our property values are rising and we like to refer to ourselves as the “Potomac on the Chesapeake Bay.” The Chesapeake schools are some of the best, and we have blue ribbon elementary schools. Waterfront shacks are being replaced with huge and gorgeous homes. The ram trucks are out and the BMW/Audi SUV is in. You can buy a beautiful home on the water here for $1M-1.7M. Hurry before we get too expensive!
Right. One of the most racist places in be state of Maryland. OP, if you’re Black, don’t go there.

to make the price of a home $300k-$500k more than it’s actually worth. That will shop off people who would otherwise look at the house when normally priced. Then make your offer at the normal price. No competition, problem solved. I’m close with my realtor and that’s what they did for me.
