Kings Park West is a nice neighborhood but so are many of the neighborhoods around there and between there and 495. . Because there is no HOA though you will find some weird and problem houses. That said it is much better than original Kings Park. Agree power lines being buried makes a huge difference.

Yes, don't go for Kings Park. On the other hand, Kings Park West is much newer, has lakes, nice big parks, wide roads and no electric wires hanging on your head(all of them are underground). Lots are of good sizes pf around 0.3-0.5acres with no HOA. Beautiful neighborhood

OP here - thanks for all of the suggestions! I was feeling down about being priced out of Vienna but it sounds like there are a lot of great options. I’ve loved living in DC for over a decade but am very excited to get out of the city for this next phase.

If you really like Vienna for your commutes you can get in but at your price it’s more likely to be luxury TH outside the town limits (but still Vienna address). There are some really great neighborhoods of luxury THs. But if you have your heart set on a SFH it may not be a compromise you are willing to make understsndibly. We ended up going to the luxury townhouse route so that I could walk to the train easily and quickly to get into DC. After a few pangs of regret to not have a single-family home we quickly got past it and absolutely love it now.

That’s Kings Park and it is run down. Apparently it has a good community feel, but the homes need a lot of work. Kings Park West is newer - parts look nice and parts are run down too.

The City of Fairfax has great services. The ratings on Providence Elementary is not high on Great Schools but we have been pleased and we have a great principal at Providence. Mosby Woods and Cobbdale go to Providence. The other two neighborhoods go to Daniels Run and I don't know a whole lot about it. There is a real community feel in Fairfax City, I know folks in my neighborhood that grew up in the neighborhood and came back and bought houses as adults. Prices have gone up but your budget should be good unless you want a new build. Huses zoned to Woodson cost more than houses zoned to Fairfax, but folks I know with kids at Fairfax have been happy.
