Why is there all of this hemming and hawing over $40? Stop the hand wringing and give him back his fee.

They do provide a credit report and it shows a couple maxed out unpaid credit cards and other balances exceeding limits, but the person does pay on time the few accounts that he does pay on. He is a mid-20s young professional and past rent history is living with parents.

What specifically would you ask for to prove income?

If he's never rented before, no way. Next.

No way?? That's ridiculous.
Simply take first, last and security deposit AND require his parents to co-sign -- if he defaults, they're 100% responsible.

It's only $40. It's fine and there's no need to be a jerk about it.

I don't see an issue with it; go for it

I recently rented to a tenant who paid me 18 months up front. He is recently laid off. Nobody would rent to him.

I collected 44,400. I've invested that money and the growth is higher than my PITI. I'm hoping to double that by the time his lease is up.

Exactly. As I just said: Only a complete moron would give a LL 12 months up front. Congratulations on hitting the moronic tenant lotto, or whatever.

Op here. He totally asked to be reimbursed. I mean I kinda get it. For bucks is not a huge business expense and it’s good karma to pay him back, right?

I’m tempted to (in the past I’ve only got applications for people who ended up actually moving in so this has never come up.) on one hand, he should have told in advance of any issues that might come up so he could’ve avoided the application altogether if it was an issue for me; on the other hand, it’s a good faith kind of “sorry for wasting your $40 and time” thing. Wwyd?

OMG...are you running a business? Jesus, extract yourself emotionally.

Agreed! It must be tough being you OP.....simply put on your big kid pants and make a decision.
