In DC: Most people I know in DC on that salary have no kids. So they live in "gentrifying" neighborhoods, often with roommates. Not sure where you live if you are trying to raise kids on that salary in DC. I think you are either grandfathered in somewhere or you are in a subprime location.

In PG: Hyattsville, Cheverly, Greenbelt, Bowie are all good spots. (I am assuming you are non-AA and want a diverse area. There are other parts of PG that are like 99% AA and non-AAs are often not comfortable there, even if they are super nice like Mitchelville.

In MD: Aspen Hill, Wheaton, parts of Silver Spring (Kemp Mill, White Oak come to mind), parts of Gaithersburg (near Montgomery Village / Goshen come to mind), east Germantown.

In VA: Not as familiar but my sense is that on that income you'll be in a cramped apartment by the side of the highway or a long way out with a long commute.

I make less than that (one child) and I have a house in Burtonsville.

Rented in ashburn, Herndon and Centreville. When I made that salary.

I just moved to Fort Davis. It is quite. Like boring quiet.

I would move to Silver Spring or Alexandria.

I'm a single mom making less than that and I bought a house earlier this year in Silver Spring, Dumont Oaks neighborhood.

Lots of houses along university Blvd have a HHI around that, granted there is like 20 people in the house to get it there
