Are people really willing to pay that much to have a short walk to the metro.
2.5 M is nuts for that house. I live just over a half mile to the metro and I walk to the metro.
Not a big deal. Why would you pay a $500K premium to have a 5-10 min shorter walk?

Not sure what you mean by "this isn't about AU Park". This is about a large house in this particular location, which happens to be AU Park. True, most houses in AU Park aren't as big and many are further from the metro, but this is just as much about AU Park as it would be about any other neighborhood where the house happened to have these features and proximity to these amenities.

PP here, and I actually disagree. I live in AU Park and wouldn't trade it for the neighborhood my colleague moved to, even if that one is more "upscale". I value walkability to metro and shopping. But I still think it's nuts (in the sense of baffling) that you can get a new construction house that's almost twice the size in DC for less.

$2.5M for that house is crazy. I went to see the house and I cannot imagine paying more than 2M for it.
The house is very grand from outside but I would not want to live on 42nd street. The kitchen is fine if you like grey but the tv area next to it seemed cramped. Also kitchen eating space was very cramped and the real dining room is far away from the kitchen. Playroom off kitchen seemed narrow and long.
Patio was lovely but backyard is not too usable. Nice family room on 2nd floor but I would rather have it on the first floor. I guess people will pay anything in AU Park!

Large house with yard in walkable area very close to metro and IB for great elementary and middle school. Hard to find elsewhere in DC.

My point: each additional block from the metro would drop that house's price a lot. Check out Spring Valley prices to confirm this, and yes I know that's Horseman territory, not Janney land.
