this. you can definitely find a house in 22003 (outside beltway) and 22032 in this price point for a SFH. For a townhouse- there are not a huge selection but there are some in the 300-500s.

the neighborhoods are nice and there are lots of kids and the commute to Tysons is not bad at all.

If I were looking now, in your price point, I would look in Reston. I like sunrise valley or terraset for elementary schools. I know that there are THs in that price point.

OP said $500K is their ceiling. At that budget it will be tough to find a SF or TH within 20 mins to Tysons.

OP - I live in City of Fairfax. Its about 25 mins to Tysons excluding the holidays. You can find a SF in my neighborhood for $450k. The nice thing about City of Fairfax is our schools will never be redistricted because they are physically owned by the city. (Administrated by FCPS.)

I live in the Stenwood ES pyramid (Vienna address, sort of near Dunn Loring and Tysons)--if I were to move out of this neighborhood, I would totally go for FFX City.

If you are interested in language immersion, FCPS has some great programs. It is a lotto, so you would want to live near the school, or at least close driving distance. So you could focus on being near or in ES with immersion programs. Go to the FCPS website to check it out.

Look at Wakefield Forest and Chapel Square in Annandale, right outside the beltway. Wakefield Forest ES, Frost MS, Woodson HS.

Too bad that fairfax city house is already under contract. That's cute!

Whoever bought that got a good deal- lots of potential in that basement area.

I was going to say the same thing. They want under $400k, which mostly is TH and likely not that close to Tyson's.

If they can bump up into the $400-500k range, there are options for SFH. They won't be gorgeous, and still probably not within 20 minutes. Maybe 25-30 is a better commute limit, either way.

But they cannot go above $500k. Please try to keep that number in mind. Don't start suggesting $600k hoods - they cannot change their budget that much.

Because if #2, that is ridiculous considering what pimmit hills looks like. I have defended it in other threads as a relatively affordable option near the city. But it certainly isn't beautiful, either.
