OP said $500K is their ceiling. At that budget it will be tough to find a SF or TH within 20 mins to Tysons.
OP - I live in City of Fairfax. Its about 25 mins to Tysons excluding the holidays. You can find a SF in my neighborhood for $450k. The nice thing about City of Fairfax is our schools will never be redistricted because they are physically owned by the city. (Administrated by FCPS.)

We haven't determined house budget because we are house hunting online. We are pre approved up to 500k, but we want to stick below 400k.
Ms and hs not immediate need, but daycare and es will be within a year.
Just don't really know anything about how fairfax county schools are clustered and where to house hunt in our budget and location for work commute.
