That may be, be the lack of a tub didn't hurt the marketability of either property, one was in the over $1 million market. Not enough people care about master tub to affect ability to sell quickly with a bidding war. I have a family member who just built a 3 million plus property with no tub in master.

when we re-did our master bath someone convinced me that it'd be comparable to just do one sink if we had decent counter space and a large mirror surface so that two people could easily use the mirror at the same time. ten years later, i totally regret this decision of not going with two sinks. i vote for tub down the hall as plenty, a double sink master and a very, nice & fancy master shower!

Do the people recommending tub actually take baths on a regular basis? This conversation is very surprising to me as we made the decision recently to do 2 sinks / nice shower and never even considered a tub. We have space constraints so would have done both if it could be done well, but really have never thought about needing a bath in the master bath. Kids bath, yes, but surprised how many adults have time for or prefer baths.

What is the tub like in your second bathroom OP? Is it a big tub or one of those kiddie tubs? I think this matters. If an adult can take a soaking bath in your other bathroom, then that would make the two sink and nice shower option for the MBR bath more feasible.

We redid our hall bath and put in a 6 foot soaking tub/shower combo (Kohler has a couple of good options for this). That is where I take a bath if I want one (which is a rare event). We have a large shower and 2 sinks in our MBR bath. I think you're fine for resale as long as you have a decent tub somewhere in the house.

My DH has a lot of items too: electric toothbrush, water pik, electric shaver, deodorant, aftershave, comb,contact lens case+solutions, and mouth guard along with toothpaste, liquid soap and a dixie cup holder. He'd take up the whole area if we only had one sink. I also keep my side cleaner so it is nicer not to have to clean his toothpaste residue and hair out of the sink before I use it. We never use our tub but the kids like to "swim" in it sometimes.
