1. No basement -- thus, severe lack of storage. I didn't realize how huge a problem this would be. Unfinished attic with ladder does not cut it. This is unfixable.
2. Dining room is too narrow -- needs one more foot in every direction.
3. Too-small living room that is open to dining room and front door opens right off it.
4. Lack of sunlight on main floor (due largely to wraparound porch, which I do love)
5. No front hall closet or foyer.
6. Kitchen cabinets and drawers falling apart inside. Stupidly, we replaced the counter with granite without replacing the cabinets to save money. Now to replace the cabinets, we'd have to rip out the granite. At least they look good on the outside.
7. Two of the four bedrooms are too small.

Okay, that made me sad. I do love pretty much everything else about the house. Location is perfect, except for being a 25 minute walk from Metro. That's 5-10 minutes too far to be of practical "walking distance," I've found. We have a large, flat, beautiful yard. House is historic and beautiful. Wonderful neighborhood.

But we probably overpaid by $75,000. Even though that was in 2007, it still bothers me a lot.

My steam shower tile doesn't match the tile backsplash behind the sinks very well.
The gold bath fixtures are too shiny and hurt my eyes in the morning.
I get a little dizzy driving the Benz around our circular driveway.
The atrium is too sunny.
The au pair suite is too big - I don't think the help needs that much space.

I hate how large our house is. It's 30,000 sqft on several acres in Great Falls, and we pay a lot of salaries to keep it clean and make sure the gardens have the right seasonal plants and flowers.

I also regret the indoor Olympic pool - I think in hindsight we should have gone for half-size plus a plunge pool and indoor waterpark for the little ones.

I really don't like the exterior appearance of my house. The brown brick color is ugly and there is nothing warm or charming about the outside of the house.

Our floors are really slanty so ever effing dog and baby toy ends up under the book shelf.

My bathrooms. They are old and hideous and outdated, and I can't just gut them for cheap because the pipes also suck. So I'm looking at $30K, most likely. And since I don't have $30K and won't have it anytime soon, I am stuck with horrible bathrooms for at least a few more years. (what's worse: I renovated the baths in my previous place, so I got used to having nice bathrooms, and now I'm back at square one.)

10:22 - I think you need to find a different contractor.

Our house has very limited storage. No carport/garage, small bedrooms, carpeting (I'd rather have hardwood).

I posted earlier in this thread and we have those issues too. But they don't bother me too much because they aren't in my line of sight.

Rear facing garage. Pain to get in and out.

the only full bath is original from the 50s with grey-green, blue, and pink tile, with cracks
rusty windowframe in the shower
