Our kids are in an amazing citywide public school. I hope that they will stay in public school through high school, but I realize we may have to look into charters or even private once they are older. But there are certainly strong options here. We have three bedrooms, two baths, and paid well (WELL!) under your range 7 years ago. Our house is probably worth over 600k now but there are certainly even less expensive houses to be had here.
And almost any house on the Hill is within 15 minutes' walk of Metro.
Just a thought, in case you were not considering DC at all.
