It's certainly no longer A LOT of bang for your buck like you describe. If the new home goes for 900K and the tear down shack goes for 500K, it is not a good value, no spread for the builder, unless building really crappy cheap home. It might be ok for remodel, but that would mean addition, because most of these tear down properties are under 1000 sqft, so this will mean another 100-200K you have to dump to make it look decent and spacious and still have an old home. The price range is approaching if it hasn't already, the price range for similar tiny sq.ft homes you could get between Ballston and EFC around Wilson in Arlington. It's already up there. It's the prices for new homes that have to increase and once they go over 1 mil, you are competing with the nearby areas.

It takes a year to build a home , last year teardows were 325k, this year they are high 300s to maybe 400.
