Subject: How important is a first-floor bathroom?
+1 to PP suggesting a powder room. It doesn't have to be very big and it can be a godsend for families with more than one kid.

It's also against code to have a fridge bigger than a dorm fridge and washing machines that fit more than one "jumper".
