11:32 from yesterday mentioning I thought the more realistic price was 1.3M. Even finding a buyer at that price will be difficult. Its funny 3/04 mentioned 1277 Beverly Rd. The original builder has been trying to sell that since circa 2004 when they bought the .26 acre lot. It looks like it went to foreclosure in 2008

Original owner could not even get 1.7M for the house. 2M aint happening. And this is a really nice home, all brick as opposed to the listing mentioned in the OP thats mostly hardi siding. Buyers in this price range know how important and costly the land is and are not paying high prices for true MCMansions. And the house on Beverly has about double the land of the one on Chelsea.
At 1.6M the owner of Chelsea better pack a lunch because I dont see them getting any offers near that price. I drove by it later yesterday and its got a feel of a townhome its built so close to the street. Again the builder should make money but Ill forecast the first 100K comes within 90 days.
And to those jealous of the Mclean area, yes we know its a quiet community but we are here for the schools and the quite neighborhood. If we want to drive to dc its not far or to Old Town for that matter. Located between the cia and the police dept, crime is relatively low also. We also dont have to worry about drinking lead every day either.

Haycock AAP/Longfellow MS are sending more to TJ than Churchill/Cooper. Rich kids there aren't as motivated.

Actually, Windy Hill IS the exact same pyramid (Churchill/Cooper/Langley) and this house on Chelsea is on the same side of Churchill Road as Elizabeth & Raymond, but on the other side of Ingleside/Dead Run Park.

Large numbers of parents in the Churchill Road/Cooper/Langley pyramid go private compared to other pyramids in McLeam like Spring Hill and Chesterbrook.

If you were on other side of Churchill you'd get a significantly larger lot. That house still wouldn't go for $2.1 million there.

It's all from the same page as this sniffy New Republic article from 2006 bemoaning the decline of the political class in Georgetown and the growth of McLean, the only difference being that in 2012 both McLean and Arlington are home to more of the Democrats now in power.

PP who posts on every new house thread about how it sold for a quarter of the listing price two years ago and this must just be a flip renovation, please stop it. This is a new house. Almost every house you post this about is a new house. The property that sold was either just the lot or the lot with a teardown on it. Please stop it.

The problem with copying and pasting from Wikipedia is that often you are wrong and you don't even know it. Most of the people on the list don't live there. Ted Kennedy lived in kalorama. Queen noor lived in Potomac as does Ted. And a majority of senators live in DC so the word tons doesn't apply here. Again why so serious? Are you the mayor's wife?

I don't agree. I think it looks like a new Craftsman-style house squeezed into a small lot. Very similar to many new houses on small lots in Arlington, Bethesda and DC neighborhoods like Palisades.
