Should add that neighbors are writers, artists, professionals, government workers etc. we lived in dc, moved to Silver Spring because of COL and given the well spring of diversity have never looked back.

Excellent rental opportunities in silver spring and so so housing stock to buy. It is a wonderful place to live and raise kids.
Down to earth neighbors and close proximity to WDC and Bethesda.

How so?

I live in 20910, about a ten minute walk from DTSS. My street is quiet and clean, with great neighbors, and all of the houses are well-maintained. I walk to DTSS about 5-10 times per week to do errands and get exercise and have never had a problem in over 25 years living in the area. Two kids went to the public schools and are at top 25 universities. I have never understood the bizarre hatred that SS seems to generate on this board, but I’m glad that there is still an affordable, safe suburb with great schools in this area.

I live in 20910 near downtown SS. We love the area and have been happy with the schools (one kid in elementary, one in middle). We are close to several parks including the trail along Sligo Creek as well as walking distance to restaurants, the library, grocery store, etc. Tons of young families in the area, and we were able to afford a large, older home with lots of character.

That said, I agree that downtown SS has taken a turn for the worse in the last two years. I attribute it to the very disruptive purple line construction combined with an increase in crime in the aftermath of covid. We are hopeful all of this will improve once the construction calms down. The crime already seems to be getting better with neighborhood advocacy and more police presence.

The neighborhood is a rare mix of suburban and urban very convenient to downtown DC. And with that come some downsides but lots of upside as well.

I live in 20901. It's perfectly fine and I've never been the victim of crime. DTSS has taken a turn for the worst, but we still go there when we need to. Most of the retail there isn't great, anyway.

Housing stock is a mix. Several houses on my street are selling at over 700k, but another down the street is a craphole that needs a complete reno and is priced in the 400s.

There are some weird new builds that don't fit in and are overpriced.

Lots of people are adding on or doing major renos, so that's good.

We can easily afford to move out, but don't really want to as we're now settled into the schools and community.

It’s a safe bet that most of these naysayers have never set foot in Silver Spring and just parrot hearsay. Yes, there are iffy parts but it’s a huge area and one of the few affordable places that are relatively close-in and within reach of the middle class. Do your homework and you’ll be fine.

I love my neighborhood in 20910. I live in a modestly sized but perfectly adequate home with a decent yard. Kids have had fantastic public school experiences - one is at Blair and one is now at a great T10 college. Lovely neighbors, we can walk or bike to restaurants, movies, the Metro, etc. Could not be happier with Silver Spring.
