This. It's easy to get anywhere if you have relatively quick access to Rt. 7 or Old Dominion Dr. not far out from McLean. If you're way back near the Potomac River, that's different, but traffic density on those back roads isn't actually too bad most of the time because housing density isn't all that dense. It's a pretty rural feel out that way, while closer in to Tyson's is much more suburban.

That might be true if you've given your nanny appropriate accommodations. But really this is very subjective. I've lived in 2 houses of that size and they did feel pretty big. I like 6000SF.

Yes I prefer all of the finished space above grade. I like 2 level living. I don't prefer the 4 levels of finished space in many new builds here, but I understand why the homes are built that way.
It makes it very difficult for families looking for 4 bedroom 2709 as ft single family homes. Everything is either 1500 sq ft or 4500+.

If I do a search on Redfin for the average sales price for a single-family home in 22101 and 22066 over the past 12 months, it indicates $1.95M in 22101 and $1.67M in 22066.

For an actual data point, my commute from GF to DC is 45-50 mins on Tues/Weds, 40-45 on Thurs, and -35 on Mon/Fri. The only meaningful traffic, before you get close to DC is the backup at GTP and 495.
What time do you leave for those times?

They aren’t close to top rated schools and it’s currently a source of much consternation in Great Falls that they may get rezoned to closer but lower rated schools soon.

Is it easy access to those places? Georgetown Pike is often very crowded, the roads are windy without lights making it dangerous at night and they have these weird one lane bridges that are terrifying. It seems the kind of place people should live if they don’t want to leave their house.

Great Falls is very trapped in during rush house. You have to get on highway to everywhere. And even at rush hour getting to Tysons a headache.
To be honest Potomac Virginia people hate but it not as trapped as Great Falls Highway wise.

The idiosyncracies of a single property say nothing about a community at large. Homes in GF, priced sensibly, sell well. The demand is there. Not everyone prioritizes "walkability". Many instead prioritize privacy, larger homes/lots, proximity to Fx Co's top-rated schools, easy access to Dulles, Tyson's, Reston, Vienna, McLean, the Toll Rd. and the Beltway. Most homes for sale in GF don't sit long on the market if they are well sited and priced appropriately.
