Well landlord suddenly has right to redevelop to high density, you can bet they will jack up rent or not renew. That won’t attract a high quality tenant with that uncertainty hanging over them.

Look again. CVS is more like 80-90% of the size of Giant. It’s big. Has a Minute Clinic and groceries.

I’m sure he’s not sweating it. Either he finds a new tenant at higher rent or he cashes out for a bigger development deal. Unless he’s horrible at managing properties it should be a cash cow, even without the giant.

Not likely. That area has a lot of water problems. They will have to extract so much money from the developer to fix the water issues that I doubt they will have much leverage for affordable housing. I think the community benefits package will mostly involve mitigation of flooding, to include green spaces and other measures.

The landlord has owned property in Arlington for a long time and also owns the apartment building catty corner from the shopping center. They are poised to make a lot of money when Arlington changes the zoning and allows the redevelopment of the parcels along Langston. I'm sure they will get another tenant in there in the meantime. It has plenty of parking and other desirable storefronts. That was a dirty old Giant and the area is filled with organic grocers plus another Giant on Washington Blvd. I don't think there is a big story here.

To the landlord? Sure. To everyone else, no. That shopping center is isolated from everything else by 3 major roads. If they raised the rent and the remaining tenants moved elsewhere and the whole thing filled up with squatters as threatened, it still would barely make an impact on anyone’s life.

Nope, YOU are clearly NOT familiar with the area. People go to Giant, MOM's Oraganic, Trader Joe's and WF when they live in Lyon Park - some even go to the Cherrydale Safeway. It depends on what you are buying.

I live in LV. Most people shop at WF or maybe TJs or MOM’s. They are all an easy walk. LV is one block from WF, LP is a few blocks over. Giant is down the hill and was a crappy store. You clearly don’t know the area well.

Lyon Village is not one block to Whole Foods or Traders Joe's - there are some areas that are close but not all are one block away. In fact, Whole Foods is a 9 minute walk from the splash park in Lyon's Village.

WF is 3-15 min from LV.
WF is 9-25 min from LP.
