Okay? But will be way easier to get there by driving and Uber, and way less crime than in DC now which is an even bigger turn off. There will be plenty of NBA fans from VA that could make the games though NHL I’m less sure of.
Cities are dead in post pandemic era. Homelessness, crime, half empty offices, it’s just not a destination any more. With the rise of Uber, and self driving (and self parking) cars with cheap electric fuel, it’s just going to get worse for cities. Not to mention the endless pot smell in DC which is inescapable, at least in PY it will be spread out a bit more.

And yes, DC should be moving heaven and earth to keep the Caps at Capital One Arena because otherwise it’s the death knell of the Chinatown/Penn Quarter area.
I worked in downtown Baltimore FOR YEARS in the Galleria office floors. You're delusional if you are basing your safety on the two times a year you go to an Os game. Like full on delusional. My coworker got shot on Charles Street while going to Starbucks at 9am, but a stranger who had just gotten out of jail. When I commuted by Marc to Camden and then walked to the inner harbor I would take the raised walkway around the convention center as it is quicker than walking on the street level. Here is where you see all the strung out homeless people who sleep there, that aren't wandering around on the street. Yeah, Baltimore is safe. OMFG.
Baltimore is not Laurel and is not Alexandria. Baltimore, is Baltimore.
It’s safe enough for the tourists. It’s basically Baltimore’s equivalent of our National Mall. Outside of that though it’s a problem. Just like in DC.

That’s basically what the existing area plan called for already. A more dense mixed use development that eliminates all those surface parking lots.
Getting an arena instead really sucks for people who live there.
