Yes, there are buses using single lane roads. Not exactly the same infrastructure as on the nearby Pike with its 3 lanes, buses, retail, and Metro.

The main reason not to build multi-family housing in Potomac is that most people wouldn't want to live there, because there isn't anything in Potomac and it isn't near anything. But if Rockville Pike is nearby, that actually makes Potomac more suitable for multi-family housing, not less.
