Bought a foreclosed townhouse in 2009 with the 10k from the government for a 1st time homebuyers credit. Sold it 5 years later for over double what I paid.

I sold in 2014 and the prices now are still exactly the same as what I sold for. Which is crazy!

Luck plays a huge role in all of our lives but we don't acknowledge it. I'd say the impetus on one's part to take the particular action they did is also luck. How many stocks have you sold at the wrong time only to see it take off! Every one of us could have bought a house a mile away from where we did and would have ended up with a completely different set of neighbors and friends and so would have kids. Our kids would likely not know a single person they know now if we had done that! Yet we go through life with such an illusion of control..

IMO real estate is always luck unless held for a very long time (which is only possible if you don't have to sell to upgrade).

My 96 year old aunt gave me the full down payment for a house in Chevy Chase in mid 90s, and then gave us the max $s allowed within gift tax limits to help with maintenance and childcare each year until she died 12 years later. I am a single mom. Completely changed our family’s life. So grateful to her. Never asked. That she saw and offered from afar made it even more meaningful. She was remarkable

When I was recently widowed with young kids, a very random comment overheard in a toddler playgroup about a business for sale lead me to buy that business for a great price, with a reasonable payment plan. Just as I paid it off, the landlord the business is housed in decided to sell, and I was able to purchase the building with two other tenants. I've grown the business 3X over and it's structured in such a way I've been able to achieve a work/life balance I never would have if I'd just gotten a full time job. After such a sh*tty blow of having my husband die, it felt the universe granted me a solid.
