If you are looking to stay in DC (and not VA or MD) there is literally nothing on the market right now that fits that description. It's not even a matter of price, what you are looking for flat out does not exist at this time.

We have the same HHI as OP and are looking for a 3br 2ba but no land requirement and would even do a row home or duplex and there is literally nothing available in NW for under $1.5M. And anything listed near 1.5 is going for way over. It’s effed, OP. I get it.

Why would anyone build a 3br house on half an acre in the DMV? If you have that much land, your house will be much larger. It is an odd combination.

You can get a new home on a half acre (or more) in Calvert County. We live in a rowhouse in the middle of DC and that suits us fine but I have contemplated moving once the kids are out of the house. (But Calvert has good schools, so don’t let that stop you.)

Plenty of houses for you in somewhere like Faquier or western Prince William. Problem is, you want something with half an acre in the middle of dc. That’s on you. Might want to lower your expectations.

I think that you could get a lovely home in Davidsonville. You'd just have to spend a little bit more. You can afford it with your salary and equity.

I don’t think you know the meaning of the word “affordable.” You’ve got a whole other thing going on with your self imposed, restrictive budget which has nothing to do with your HHI and what you can actually afford. You should absolutely move. Being house poor is par for the course in this area.
