I don’t think this home is in a flood zone. It’s not selling because the exterior is ugly and it’s a cheap flip. There was a house on Kirby that was around the same price in a flood zone that sat for awhile but eventually sold.


It is in the pimmit creek flood zone, the price is cheap even for Kent gardens

OP here -- no, not yet. It's nice to see SOME inventory going up here and there, but they're definitely houses with some glaring issue (right by a highway, septic issues, etc.) that are coming out because the market is still so hot.

Like everyone we struggle with whether the market is "buy now before it gets worse" or "it's so bad it's gotta get better". We want to move out of our DC rowhome because of space, schools and safety but all in all we do love it and are happy to stay for a little while longer until we find something we actually like. Keeping my fingers crossed that the prices are just from low inventory and will eventually level out, but I'm also very nervous that if I wait a few more months we'll be priced out of the McLean completely

The listing has been updated with additional pictures.

It's definitely being sold as a flip, not a tear-down. It's not a high-end flip, but it should sell for about $1.15M. They'd actually get more if it were zoned to Haycock in Falls Church rather than Kent Gardens in McLean.

Actually, it escalated to more than $1.2M. If you want list price, you use Revlon lipstick; if you want above list, you use Chanel lipstick.

DP. Where are you seeing that this escalated to more than $1.2M when I click above it says that it hasn’t hit the market yet? I’m going to reserve judgment until we see the interior but it is weird to me that they wouldn’t power wash that giant brown stain on the side of the house.
