This number is on the higher side (aka closer to the 5%) when that school is an elementary school and on the lower side (aka closer to 1.5%) when that school is a high school. The reason is that by high school, most people are not walking their children to school anymore. So I wouldn't worry too much about the walkability impacting the actual value of your houses. It will, certainly, no longer mean you will be able to advertise it as "walkable" when you go to sell but again, that is more of a selling point/something people will pay a premium for, to families with younger children rather than those in high school.
Yeah I was gonna say as someone who has bought twice in Churchill, at no point did I think, “oh it’d be great to be so close to the high school that I must limit my search to that area” or pay more for that. Maybe for ES it’d be nice but even then I’d probably not think much about it.
I also think there’s a negative to being too close to the school due to traffic, noise, parking issues.
