I know, I was hoping for retail. Maybe a Nordstrom.
Well, they have to put the buses somewhere...
And in that regard it seems better to put the buses at L&T because that frees up a big parcel directly on Wisconsin. This is not the hill to die on.
Sure - put the bus garage closer to the residential neighborhood to make the property closer to Wisconsin more valuable for favored developers. Thanks, Bowser!
And where is our council member, Mr Pickleball? Not standing up for current residents.
I live about 1.5 blocks from both the current bus site and the L&T site and definitely think it's better to move the bus garage off of Wisconsin -- not because it'll make the property more valuable for developers, though it will, but because I'd rather have a commercial/residential building that might have stuff I want to do on Wisconsin than a bus garage, and I'd rather have a bus garage than an empty department store on the L&T site. I don't see the problem with having electric buses near houses, anyway.
All of the units are still not let and after just a short period City Ridge is losing its anchor office tenant. In time the units may be rented but there is no question that upper NW is becoming overbuilt for market rate one bedroom inits. So why feverish push to densify neighborhoods across Ward 3?
Apartment buildings should never be fully 100% leased. Just like there should never be zero properties for sale. If that happens, it's a sign that the market isn't working.
Also, looking at the floor plans of the 1 BR/1BA apartments - wow, this article about the inflexibility of double-loaded corridor design really makes sense. https://www.centerforbuilding.org/blog/we-we-cant-build-family-sized-apartments-in-north-america

That could be a long time given that City Ridge next door is still not leased after nearly two years. Why are we planning for thousands more expensive apartments in this part of town? The demand is not there.
Next thing we know, Bowser will be leasing units at “Upscale Place” for more vouchers.
