I live about 1.5 blocks from both the current bus site and the L&T site and definitely think it's better to move the bus garage off of Wisconsin -- not because it'll make the property more valuable for developers, though it will, but because I'd rather have a commercial/residential building that might have stuff I want to do on Wisconsin than a bus garage, and I'd rather have a bus garage than an empty department store on the L&T site. I don't see the problem with having electric buses near houses, anyway.


All of the units are still not let and after just a short period City Ridge is losing its anchor office tenant. In time the units may be rented but there is no question that upper NW is becoming overbuilt for market rate one bedroom inits. So why feverish push to densify neighborhoods across Ward 3?


Apartment buildings should never be fully 100% leased. Just like there should never be zero properties for sale. If that happens, it's a sign that the market isn't working.

The units are ridiculously small.

One thing that is surprising and a bit disappointing about City Ridge and Upton Place next door is that they don’t connect or relate to each other. They were planned around the same time and constructed close on time to each other. Although both were matter of right, they required access permits, etc that would have been a good opportunity for DC to encourage pedestrian circulation between the two developments, similar street scape treatments, and other design synergies.

I doubt that. In other areas it is the older buildings, esp the ones that include utilities, that are moving in voucher tenants. Park West in Van Ness is not. I don't imagine City Ridge or Upton Place will either.

The restaurant at City Ridge seems to have an awful lot of available reservations as well. Without an anchor tenant in office 5 days/week and relatively full rentals, not sure the business model will succeed. Curious if prices for paying tenants will drop?

Agree. And doubt there is much demand for a "pop up" hotel either.

Many units in NoMA that were to be condos have been converted to rentals. Thousands more in the pipeline.

Demand is flat. Prices are not yet dropping.

Does Upton Place have any of the retail leased yet?

Losing the IB had nothing to do with anything other than the post-covid workplace environment is changing.

What is the issue. It will be an all electric facility and it will be facing to the develpment area, not the residential area.

I am sure people would line up to pay over a million dollars for your house if you don't like it.

Mr. Pickleball ran on a platform of redeveloping Friendship Heights. No one is going to care what a couple of nearby NIMBYs want.
