If it's on a gasoline/hazmat site, he needs to remediate it himself or lower the price enormously. If it's sitting it's because he's being a greedy bellend.
I'm sure he's in no rush, considering the money he must make on the gas station. I mean, the Jake's space has been empty for six years now.
