Based on the rendering on the website, there’s a gate but no guard shack. I’m assuming that “24/7 security” is simply referring to a gate that is opened by a key fob/ garage door opener. Otherwise the HOA fees would be absolutely astronomical.
Maybe it's just marketing fluff by the developer. Looking at the site plan on the website, there are many roads that lead to the houses, so I'm not sure how any single gate can keep people out. Also, that picture of the gate is laughable -- it looks like any car could easily just drive around it. I know it's just a rendering, but it's pretty funny that they presented it that way.
I am guessing the developer will just install some useless gate to live up to the marketing hype, then the HOA will get rid of it later once it breaks down or proves to be useless.
By the way, according to the site plan, it looks like these homes are selling pretty well.
