I've lived in Pimmit for the past 5 years and love it for the diversity (socio-economic, political, ethnicity, etc). I understand that some are more comfortable with homogeniety whether race, economic, etc (nothing wrong with that and no judgement from me as different strokes for different folks).

Some commenters are knocking PH because of the tear downs but McLean/Arlington have tear downs and new builds as well. Certainly, not as many, but there are streets in McLean/Arlington are undergoing the same transformation where most of the homes are new builds. Driving around PH, you will see certain streets where 50-75% of all the homes on that street are new builds and some that are less than 25%.

As the OP mentioned, house prices for new builds are lower in PH (more value) compared to McLean and Arlington. In another 10-15 years, I wouldn't be surprised if PH house prices closes the gap on McLean as more as more homes convert to new builds. But with that transformation, we will lose some of our diversity.

All in all, I agree with the previous posters that PH is a great place to live, very walkable neighborhood (don't see as many cyclists), close to transportation thoroughfares, and love that multiple grocery stores and restaurants are close by.

Building permits for PH are coming of the same county-wide office that handles everywhere else in Ffx county.

PH lots are 1/3 acres on average. This is small for far-out suburbs where big lots are expected. Compared to close-in burbs like Arlington, 1/3 acre is pretty nice.

I think PP was talking about in comparison to the City of Falls Church. I think the City of Falls Church is even more lax about zoning than FFX county. PH lots are closer to 1/4 acres, which is still a decent size for inside the beltway.

I don't live in PH, but I agree with the OP. I personally like being close to the businesses/services that I regularly use.

So much classism (eww blue collar) and racism (oh no ESL kids!) on DCUM. OP-anything that isn't majority white/rich, gets criticized. If you are priced out of McLean, also consider Vienna. I live there and it's a lovely place to raise a family. And yes, we have ESL kids and blue collar folks in our midst.

Really drive by. No one wants to live next to a thirty year old rusted chain-link fence with junk stuffed on the front porch and junk in the backyard. Each street can be so different.
