Because not taking “no” or “not right now” as an answer when asking a property owner for the favor of the use of their property is beyond rude, entitled, and greedy.

I'd normally agree with this, but apparently OP pays for it. So in this case the right thing is to cut ties (or at least cut this particular tie).

Your MIL is sending you a clear message that it's not your house. It belongs to her and the nephew. And she doesn't want your party at her house.

That's her right, but I would stop going to that beach house, stop hanging out with MIL and definitely stop spending any money on it or her.

It doesn't sound like MIL wants to help you in this instance. Move on to plan B.

It sounds like the nephew is planning to be there or wants to have that option, and MIL has either tried to explain it to you, or is trying to let you down gently as you seem quite intense about it. I get excited about planning too, but I’d set something different up and be pleasantly surprised if the beach house works out. The less you push now, the more likely you’ll continue to have access later.

If it was truly a priority for MIL she would- that’s the point. OP ‘s problem is assuming she and her husband are entitled to stake a claim.

Maybe MIL did ask and nephew is unhappy about the freeloading and this is how she is keeping the peace. It doesn't matter though, OP needs to rent a place and be thankful for the time you did get there over the years.
