Charge him rent. Otherwise you and your family will be paying his utilities. It's none of the kid's business if your son and nephews are paying or not.
People calling you cheap are so entitled. I would have been mortified to mooch off a friend's family by living for free at a beach house all summer when I was that age.
You should have treated the kid like an adult by giving him the lease directly or making your son do it. Don't infantilize him by talking to his mother.

I thought she was going to faint. Her reaction was one of disgust. She actually thought her son was going to live rent free at out family beach house for three months.
Today I heard she was bad mouthing me to other friends, calling me a cheap skate, etc.
Do I go ballistic and dis-invite the kid?
Three generations ago nobody wanted to live in sandy swampland like the coast of NC. Nobody is dreaming of your crap beachhouse except you. Making someone pay rent for an illegal structure like that? You're nuts.

This is really funny. Hysterical of you to get so bent over some sh!tshack in NC that doesn't even belong to you. I think you're the one who was likely raised in a trailerpark and is now trying to act like the lady of the manor--and failing miserably. You might get it for one night at $333. No way will you get $333 per month. You might get a room in a trailer 10 miles in from the beach for $333 per month.
Going rate for a shed and this was in 1978 - 1982 was $2500 for the season....I would rent June 15 thru labor day and grossed around $10,000 to pay for college.
I think my last year I had a room and a bath room and maybe a shared kitchen for $2500 for the season again this was 1982 monies.
There is huge demand for one room rentals in beach areas for the work force.
Mom, disinvite the kid. No way will the kid find any accomodations for $333 per month.

OP here. The friend would use the kitchen, baths, electricity, water, and gas like all the others and undoubtedly hang out in the house all the time he wasn't sleeping. The other boys are living for free because... their family owns the house.

Depends how much they make for the summer. My friend charges all her kids, 2 cousins and a friend rent to stay at her house in Nantucket. This is their primary home where the kids grew up. However - they make a lot of money in the summer, use water electricity and live in the place. She uses all the money to pay for a house cleaner and utilities.
Op, if this was part of the plan and the friend was told up front, I see absolutely no problem with it if the rent is in line with what he will make in the summer living there. If the rent was brought up later or too much, then not cool.
Beach season is a short season. Every spot of property is rented that can be rented. I paid $2500 for the season (mid june - Labor Day) and this was for a shed rental
back in 1978 thru 1982. Every high school kid and college kid knows they will be paying rent.
If your family was going there for 1 week and brought the friend for one week then of course he would be a guest and no charge. If he occupies the shed during prime
beach season yes he pays rent and $333 is too low per month. I pulled in around$10,000 each summer working and I worked hourly and not on tips. The boys should pull
in $10,000 - $20,000 working for the summer season.
The Mom sounds like a goof ball. I would disinvite the kid. Mom will be pissy if he has to sign a lease. Mom will complain if toilet is backed up etc.
I'm assuming your family pays pretty big money in property taxes. This is another reason to charge the rent.

A short term (3 month) rental in a group house in Rehobeth- one block off Wilmington avenue- for my daughter and her girlfriends is costing them $1200 a month, per room, this summer. My daughter calculates an end-of-summer savings (after all expenses, rent included) of $7500. And she gets the fun of living at the boardwalk for the summer. It would never occur to me to expect free boarding.

OP you ate being reasonable. It comes out to $11 a day. You can't even find a campsite for that amount. I would really disinvite the kid though. It will be better for the cousins if they just hang out. They won't be as crowded with 3 instead of 4. The extra kid might feel like he is paying do he isn't cleaning or helping out. It just isn't worth the drama. Just say another family member is going to be using the outbuilding
