You don’t need to be rude. Just because people can walk 20 minutes each way doesn’t mean that they want to as part of a regular commute. Some people have kids they want to spend time with instead or demanding jobs such that an extra 40 minutes out of their day cuts into their leisure time.

Op said 14 minutes to station. Is america now walk-e society that we can’t handle a 15 minute walk? That is disconcerting.

Do you walk to metro every day? Do your neighbors? That’s a pretty good indicator of How walkable it is to the metro.

20 minutes each way to the metro is a significant add to a commute. Many people can not work that in everyday.

But yes you should definitely advertise that Metro is that close by in your listing

Yeah walkable to me is 5 mins or less.

20 mins is "walkable" but not realistic.

Think of it this way, you have elderly visitors over or very young kids and they want to go into the city to explore. It's raining out or cold. Would you have elderly people walk 20 mins to a metro in that? I wouldn't.

Or you have groceries and you're taking them from the Metro home. Would you be okay hauling 2 bags for 5 mins? Or 20 mins?

5 is okay because it's a quick walk down the street to the metro. But 20 is pushing it

My issue is that 10 years ago, we sold our home that was a direct (walking) .6 miles to the metro (13 minutes for google). This home, because there are more turns and is .76 miles walking (about 14 minutes to the metro escalator, but google has 21) is suddenly far.

My last listing featured the metro station, basically because realtors knew where they were IMO.

The reality, having lived in both locations is that the walk from my current home is definitely not as simple as previous; but .16 of mile is really splitting hairs and realtors are lazy.

I live .7 miles walking distance from the metro. It’s a big plus for me. I can’t see how it would hurt to include it. But I suppose it wouldn’t matter for me if it was in the listing or not. I was looking in neighborhoods close to a stop and would have checked the distance myself.

20m is definitely walkable. It's not a short walk but it's close enough that I wouldn't drive on a regular basis.

I walk home on nice days when I don’t have to do the pickup. There aren’t a lot of those days. Otherwise I take the bus (I am a block from the bus stop). I wouldn’t pay a premium for my house over any other house in my ES district that is a block or two from a bus stop.

Please stop using these 'as the crow flies' metrics. Unless you're flying it doesn't matter. The OP's house is over a 1 mile for the metro and so is yours.

That was my point.

20 min is not close. 10-12 min is the limit on close. Why would it take anyone 20 min to walk .5 miles?

I walked 1.2 miles in 20 min when I was pregnant and it only took me 25-28 min at the very end when I was huge and it was July in D.C.

Close is 5 minutes.

Walkable is 10 minutes.

20 minutes is ... driveable.

I would say for me it's walkable in November or March, but not in August, unless I could take a shower right when I got to the office.
