New listing just came up today. I'm betting this one goes above list price and quickly. Personally, I like this part of the neighborhood because of proximity to Georgia Ave, commercial businesses and transit. I know a lot of people see those as negatives and prefer a few blocks in, more idyllic. But I'll take the reduced few mins of walk to transit.

The Harris Teeter project w/mid-rise apartments in that space is a no go, given the lawsuits, etc. However, a Target is now supposed to go in that space, and I believe some additional retail too (coffee shop, fast casual restaurant, etc.).

We live in SP and while it's a cute place, that location would not be ideal to me--Georgia Ave. is still a little sketchy, and I've heard from neighbors who live within a block of Georgia (including this block) about nuisance acts and property crime. If you look at the crime maps, what crime there is is concentrated along the edge of the neighborhood, near Eastern and Georgia. Away from Georgia and Eastern, the area is pretty safe.
If I were a youngish couple without kids yet, I'd consider. It would be a great area to buy into given development along the upper Georgia corridor over the next 10-15 years. But with kids, I'd want to be at least a block further west to get the full benefit of the tranquil, safe feel of the area. YMMV.
I think the listing price reflects the location--they'd probably bump the price a bit higher if it were on say, Morningside Dr.
Even the most dangerous part of SP pales in comparison to all of the neighborhoods to the south and east (Brightwood). The DC crime map is nearly all green for the whole area.

Nice hopefully a few more will come out this month. The pricing is all over the place though. I still understand how the Hemlock home is listed at 874k with no A/c
