What in the world? You can't hear the beltway at all. There's a lot of woodland in Bannockburn, so perhaps that's why. But I never heard any road noise whatsoever, save for the residential street right outside. The Beltway? Come on.
Um...I agree with PP. You can hear it. Maybe it depends on where you're located in the community.
I cannot imagine where you would live in Bannockburn where you would hear noise from the beltway. That's just absurd.

Beltway noise is absurd. I am almost equidistant between the DC border and 495. I am admittedly on the southern end of Bannockburn, but still folks a bit north of me are certainly not hearing the Beltway.

There is a poster that chimes into every real estate thread about ridiculous things that don't exist (that they want to exist). The only "noise" is from living next to someone like them!
OP, it looks like a great neighborhood. Wish I knew about it sooner.
Some people are very sensitive to noise, and you're in no position to question what they hear.
If you have serious issues to noise, then you need to stipulate it in your posts. FWIW I am very sensitive to noise, and did not notice either of the noises you pointed out. But I seriously think that wherever you live inside the DC metropolitan area, there is going to be some kind of noise. Unless you want to move out to the boonies of course you will hear SOMETHING. But as far as this area goes, Bannockburn is, in my opinion, pretty much as quiet as it gets.
