I think AU Park is great, but I wouldn't want to own the most expensive house in the neighborhood.

I was there, in the unfinished space under the eaves. I was there early, agents are always impressed by my package and put me to the head of the queue. I was coated in unguents so as to squeeze my not insubstantial girth through the small door in the child's bedroom. I had a bale of hay with me which I spread out in anticipation of our session. It would have to be too rude to leave marks on your knees! You might never again have been able to carry off the sunglasses on top of head/tennis skirt ensemble to go with your large, dark SUV.

Nice house. It might even get the full ask.

Issue I have with it:
- dining room is really far from kitchen
- lots of rooms, too many really - so much unused space
- 2nd floor living room, plus first for living room, plus great room, plus basement... Feels like the layout could have been better planned
- very steep stairs to 3rd floor
- yard nowhere near as big as photos suggest
- house shows wear and tear ; marble scratched, etc

Things I loved:
- kitchen is vey nice
- great room and patio are gorgeous
- built ins very nicely done
- workout room
- nice master closet with 3 Manolo's on display

I went to the open house yesterday. It is nice but price seems expensive. Dining room is very far from kitchen. They do have a butler's pantry next to dining room but I'm not sure how useful that is. I don't love the kitchen cabinets, grey is too dark. Marble countertops look marked up and etched. Patio is lovely.
Main family room is on 2nd floor.
