The WW manor pool in the summer is really nice though. That's a gorgeous property and offers much fun for the summer.
The pool isn't the best for swim meets as it's pretty shallow but as a basic pool and for swim team fun it's great

Covenants committee? I was under the impression that there was no binding association for wood arces. What do they simply appeal during the permitting phase? It isn't like there isn't dozen and dozens of tear downs in the neighborhood although granted more across mass in sumner and glen mar which I always thought was do to bigger lots and higher comps.

Depends on the house and location. It varies greatly. The smallest ones on the lots without room to grow will go for the 700s-800s. They go up from there. We are on an awesome lot and the possibilities for expansions are there if our bank account can catch up : ) Ours was in the 900s and is nearly 3000 sq ft as is. Ones that are completely updated and expanded to 3-5k sq ft go for 1.2-1.5 million now.

River Falls really does fit that bill. There are houses close to $1M every once in a while, but $1.1-1.2M can get you a pretty nicely updated house.

River Falls actually is one of the only neighborhoods in Potomac that feeds into Pyle/Whitman so it has lots of young families, an active listserv, bunko nights, holiday parades, and a swim/tennis club.

I moved here from Bethesda. The people are way more down to earth than my old place in Bethesda. I was really pleasantly surprised by that!

You described Carderock Springs to the T. Builders stay far away from our neighborhood because we're a mid century modern historical district. Kids are always out. Buried power lines. Awesome swim and tennis club. Lots of crunchy neighbors who compost.

I am confused, why the negativity toward Avenel?? Awesome community, friendly, culturally diverse, SAFE, convenient. Certainly no more pretentious than many of the other neighborhoods listed. great public schools and the neighborhood children actually attend them ...

Pretty sure they can join little falls, or at least did back in my day as a kid. But I think more join country clubs rather than pool clubs.
