It looks great. There was a Herndon kid who did a few YouTube videos about it.

Old thread but Loudoun now has a ton of new roads, it seems to be me as well as increased retail.

And Herndon, South Lakes continue to be good schools and Reston still growing. The new metro stations and the surrounding development is looking good .

I would wonder about Loudoun's future. It doesn't have good public transportation, the roads haven't kept up with the population growth, it doesn't have a huge job base, and who knows whether all the homes built quickly there in the last 25 years will hold up well. Reston has its positives and negatives, but it has a track record.

The older cheaper housing in Reston is primarily condo and inexpensive townhouse. It is very difficult to tear down and replace that because of the need to acquire all of the pieces. More likely to see new construction of large scale multi-family near the metro stops. Right now on Reston Parkway there is construction of a large multi-family where an older garden complex used to be. Reston likely to grow, and that growth likely to be more upper end, but replacement of low end housing isn't going to happen by tearing down. Plus with public housing in Reston it is likely that Reston will forever be the melting pot of the area.

Yes, that area is not going to "gentrify" for a while. People have been moving to Loudoun.

That area doesn't need to "gentrify." Reston has a lot more to offer than Sterling except for vinyl McMansions.

OP here. Loudon is just too far out for us, and I'm sure we're not alone in that thinking. I'll take a shorter commute over more square footage any day. Sooner or later, won't some of the older, cheaper housing in Reston/Herndon be torn down and replaced? I think there's enough upward pressure on prices to make that happen, especially with the Silver Line on its way. That's what I mean when I talk about gentrifying.

We thought the same way. We work near Dulles/Tysons though so Sterling was just as close of a commute as Reston. Yes the rest of Loudoun was further out, but we live one street over from Great Falls, so no that far out. GREAT neighborhood and community!
