Ashton Heights is a reasonable alternatives, especially north of Pershing. Keep in mind that the middle school it is zoned for is (by many) considered to be less desirable.

New construction is typically $1.4-$1.6. I know there is one for sale now on Lexington. Two more are being built that I know of on John Marshall and Nottingham.
Where would this be? Google maps says that the walking distance from Lee Harrison Shopping Center to Ballston Metro is 2.1 miles -- around 40 minutes.
