We also sold our N. Arlington home via MMM. We closed on the sale in April.

I tried it to see what would happen. I had no idea we would get three offers the same weekend I listed it. If I had a house in a high demand area, like we did, I would definitely do it again. We worked with a real estate attorney to advise us, negotiate the price and review the contract before we signed. Our lawyer also did the closing, all the paperwork, etc.

We previously met with 3 realtors to see what they would list our house for. We determined that we couldn't proceed with listing with a realtor because too much of the proceeds on the house would be lost on commissions. We paid the buyer's realtor 1% commission (they offered this in order to win over the other offers) and we paid our attorney...ended up with a lot more money to invest in our next home.

I'm a real estate agent and know that there are plenty of reasons to use us and that we save people money overall...but I don't understand how this would be one.

There was a house listed there for 850k. Made it clear I was a prequalified buyer, serious. Heard nothing for three weeks then some lame ass excuse. I asked her sizes of certain rooms because if they weren't a minimum size I didn't have to waste both of our times going to look at it. She said it was big and talked about the stainless kitchen appliances instead of offering to measure it for me. I read red flag

Well well well. I LOLed when she finally got a discount agent and listed it on MLS way lower than her MMM price. I'm going to see what it sells for. So far, 2 weeks, no takers.

If you only got calls from realtors and none from buyers, it is overpriced.


Probably, we are planning to list in July for about $25,000 less, but wanted to see if I would get any bites at the higher price. Just testing the waters.

Zillow is a West Coast company and their algorithms tend to be more accurate there. They use comparable sold properties to determine Zestimates and estimate themselves that they have a nation wide margin of error of about 8%. In more urban areas, the margin of error is even greater. There are lots of variables in Zestimates that impact them (negatively and positively), including owners making adjustments to their own properties to increase the values and tax records that are not up to date. In general, I don't think the real estate community puts much value on them, they are just a ball park figure and are more accurate in some areas than others. Many are off significantly in the DMV.

I think we would all be so much more successful if we just listed the homes at a reasonable price and the buyer lowered the price by most of the agent's fees. They'd sell the home quickly and could still add a few thousand to cover the lawyer's fees.

Still - that would mean you could accept at least 4% less (assuming you would have had 2 agents in a traditional deal) and sell the house quickly and easily.


We recently closed without an agent and the home appraised for over list. We had an inspection. The sales contract is standard and easy to understand. No need for an agent on our end.
