Speaking of idiots. Exactly how does using a realtor protect you from someone seeing your house and then coming back to rob you when you are not there?

I know realtors will say they are helping you negotiate but I have bought a few homes and rarely do they give a lot of help figuring out what the place is really worth. Their fees (especially here where housing prices are so high) are unjustified right now.
I agree that a lawyer is then necessary but I feel more comfortable with a lawyer than a real estate agent any day.
I think we would all be so much more successful if we just listed the homes at a reasonable price and the buyer lowered the price by most of the agent's fees. They'd sell the home quickly and could still add a few thousand to cover the lawyer's fees.
Still - that would mean you could accept at least 4% less (assuming you would have had 2 agents in a traditional deal) and sell the house quickly and easily.
