Not OP but it's so nice to hear from someone with actual experience. And I will say that when we were looking to buy our house in DC it was pretty much a deal breaker for us. We got one, but I do understand what folks are saying, it sucks to hear people peeing. I would strongly encourage you to sound proof it to the extent possible and get one of those lights/exhaust fans
where they are on the same switch (you turn on the light and the fan always goes on too). Our current house has the fan in the powder room but since it's a separate switch people rarely use it even though I wish they would -- either they don't see it's there or they don't want to turn it on because everyone will think they're going #2
