this thread is actually making me a little sad that we couldn't buy closer in to the the city. We both work way out in the burbs, and with this same budget, we wound up in Western Fairfax. If either of us worked downtown, I would have loved to look in MoCo or that Pimmit Hills neighborhood near Tysons. Heck, even that house off of Rt. 1 is adorable!

It makes me happy that there are houses to be had within a reasonable commute of the city for $450K. Good luck to the OP. Happy househunting

I'd probably buy where I live now - a SFH within walking distance of downtown Silver Spring. The housing stock is 50-60 year old brick houses and there are houses to be had at that price if it hasn't been updated for a while. We're (barely) in the BCC school cluster so we have that going for us.

I agree, there are some places in/around Rockville that zone to schools with 7/8 on Greatschools and are relatively close to Metro, and I am a rather committed Virginian. If I weren't born/raised/have family in VA, I don't see why I'd pooh-pooh Rockville/Frederick.

If MARC access is worth considering, you can get pretty much anything you want in Brunswick. They're even selling new SFHs within walking distance of MARC and nearly in the middle of downtown for under $350k.

Frederick is also worth considering, although you'd only be getting a TH or a *really needing renovation* SFH in downtown for that price range.

With that logic, Fredericksburg VA is also an option (if you think VRE is ok.) A little bit less than Frederick but more than Brunswick.

I understand that MARC has more trains than VRE, but VRE trains are more likely to run on time.

On the other hand, if you work around Capital Hill/Georgetown/West End/Fed. Triangle, VA is closer than MD. Sure you have to cross a bridge, but you don't have to go all the way down Wisconsin/Georgia Ave. either.

what's up with these midget lots. Although they state many brs I believe these are cape cods with dormers so the top floor isn't a real floor and has a lower ceiling and lowered sides resulting in a crammed feeling. The Lot Acres/Sqft: 0.14 acre

Well I appreciated the snort. This "DMV" thing is a silly way to describe a region that consists of a core city and its periphery... and it's a name that evokes the most trying of bureaucracies that's sort of a punchline in itself.

I didn't know that! What other school's are options? We have been planning on Mt. Vernon and I don't know that we would change that, but I'm curious.


I'm not exactly sure how it works. I've heard of parents who send their kids to Maury (on Russell), though. I think it's a matter of whether the school you want has space?

Don't know much about this neighborhood, but any speculation as to why this has been on the market so long? Seems like it's had a number of price adjustments already. Not enough?
