Also OP is looking several leagues above most of the houses purchased by federal staff. The 2mil to 3 mil range might have a federal employee spouse who worked for "fun" or personal goals.

with developers buying every single rambler/split level and replacing them with new construction north of 4 mil , I am noticing how many of them sit for many months before they sell, the demand for 4.5mil 10K sq.ft. homes occupying an entire lot is dwindling. HOpefully developers take a hint and start building smaller more affordable homes to compete with dated Mcmansions. Where are all the 5K sq.ft. new homes? On .01 acre lots?

what are you looking for exactly? In this price range you can either get a brand new home in some areas or an older McMansion. In Mclean there are 10-30 yr old mcMansions in this price range, 3 mil should get you a remodeled or a modernized one. The entire map of zillow is red with so many sales.
