This one closed today at $930K - https://www.redfin.com/VA/Arlington/960-N-Lebanon-St-22205/home/11240915 - Redfin already has it up $180K over it's sold price

And then this one, same floor plan as above and worse finishes but better staging (which looks just like their actual furniture) - went pending at $999 https://www.redfin.com/VA/Arlington/938-N-Liberty-St-22205/home/11241038

The second house you linked has a family room and half bath addition off the rear of the house. It is larger than the first house you linked - and has a better backyard.

It is under contract per Zillow. They had an open house last weekend.

Homes easily sell for over 2 mill in that school pyramid. My guess is it’s more the neighborhood. There are more attractive neighborhoods and streets in that part of Arlington.

This house has a horrible layout and zero charm. I wonder if it was originally 3 bedrooms upstairs and remodeled to become 2 larger bedrooms. The main floor is not welcoming and there’s no real dining space.

We have a house in Arlington with the same original layout. This layout is awful. They removed a dining room and cut into living to make a kitchen that is flat and long. And they absorbed a bedroom upstairs to turn it into 2beds upstairs.

Why are there no windows on the back wall. When you look at the exterior it looks like it’s missing 3-4 windows.

WHY ARE THERE NO BACK WINDOWS?!!

Why is there no drywall over the insulation in the basement bathroom?!!

Duplexes selling for 450k??

Builders are starting to pass on these borderline properties. Too much risk in this environment. Would have sold at this price a year ago.

No… a similar sized house on the same street sold for 750, 5 years ago! This will go for about 900.

Have you seen what's happening in the market? There is a basically new house on Williamsburg Blvd. that's for sale for $2.25. A year ago it would have gone quickly at $2.8. Those days are over for the foreseeable future.

You’re talking about a house on Williamsburg Boulevard that’s in the same price point of the majority of homes and 22207/22213. They are very few under $1 million home in Arlington. I’ll be back in about 60 days to check and I bet it goes for about 900.

Bad schools.

Priced too high.

Right off Carlin springs.

I don’t love this Home, but Ashlawn and WL are amazing schools – it gets not so great middle school with Kenmore but no middle school in Arlington is really all that.

ok keep thinking that.

Ooh, that could do it. Cat pee and spray is up there with cigarette smoke- have to tear the place to studs to get rid of it.
