I used to be a professor, and once went out on a very large boat (not quite a yacht, but close) owned by some friends. They met up with a couple of other boaters in even bigger, more impressive boats. One was a carpenter and house painter, and the other was a plumber. They owned their own businesses, of course. But still, I felt out-classed (and out-smarted) in spite of my illustrious degrees. I was too busy paying back my ridiculous student loans to even buy a new car.

NOVA is also large. We live in McLean so Rockville is less expensive but Rockville would probably be comparable to Alexandria.
Pp with no kids doesn’t have to worry about school districts, private school tuition, nanny, etc. My BIL rented a place in Bethesda as a single and had no real expenses. His only expense were dates and travel. Very different than his brother with 50k tuition, nanny, housekeeper, WIFE.

If you have no kids and no mortgage, even $150,000 is a lot of money: you pay $40,000 in taxes, can have a very good quality of life spending $50,000, and save $60,000. And $60,000 a year into the S&P 500 ($5,000/month) becomes $1 million in 10 years. Pretty easy to get rich if you don’t have kids.
