The problem for MoCo is that people are actually doing this. Affluent people in MoCo are moving to Virginia and being replaced by poor people from PG County and Latin America moving in, leaving population growth stagnant. Not a great policy for a robust tax base.

It is sitting idle with tumbleweeds for years even though it is between two Metro stops, across from a Whole Foods, and two blocks from Georgetown Prep. This should tell you all you need to know about what businesses and investors think of MoCo.
