We stayed in a lovely Airbnb apartment in Rome - it was near the Colosseum which we loved, but the OP wants to be further north, so I won't link it. Airbnbs that have consistent 5 star reviews are pretty worry-free.
We are going next summer and would like your link! Colosseum area is fine with us!

It was perfect for all that we wanted to do in Rome and day-trips to Florence and Pompeii on the train.

There’s an in between of staying a week in Rome and splitting your time between two cities/regions. 2-3 nights in Rome, similar in Florence.
I could spend 2-3 months in Rome happily! I've thought seriously about moving there someday. It's an amazing city. I thought Florence was gorgeous and great for a few days, but it's a little boring.
You lost all credibility by saying Florence is boring. Thank you, bye.
I guess if you have no interest in Renaissance history, the most amazing paintings/sculpture in the Palazzo Pitti or its lush Boboli gardens, Florence might be a little sedate. It’s my kind of dull: genteel and clean, upscale restaurants and shopping or fun farmer’s markets and trattorias. There are cheap tickets to really decent Chamber music and opera performances. It’s walkable and standing on the Ponte Vecchio watching moonlight reflecting on the river Arno is pretty special. Rome, other than the Vatican, is trashy, noisy and crowded in comparison.

This happened to us in Paris, so to educate everyone, there's a pan of water that accumulates that you're supposed to drain. If that doesn't happen, clothes stay wet. Cleaners were supposed to have been doing it and I had no clue what was wrong. The owners came by and took care of it.

We used VRBO (also near Navona/Pantheon) and had a fantastic stay in Rome. So much more space than a hotel. Feels like your own home for a few days.

we (3 F, aged 52, 21 and 18) just did 5 nights in Rome in a 1 bedroom, with a pullout in the living room, air b&b condo. OMG it was perfect. Close to the metro, vatican, uber bikes everywhere to get anywhere we needed. Though we ended up eating out a lot, it was nice having the washer/dryer, a place for some quick grocery items and the ability to cook if we needed. I would choose that over a hotel again in a heartbeat.

Yeah they kind of suck at drying. It's because they can't vent the humid air to the outdoors, they condense the water from the clothes, but simply can't do a really good job.
