If you put 150k into the S&P which returns 10.5% average you’ll have much better returns than renting it for $1k a month which isn’t even your profit since you’ll have tax, maintenance, vacancies, and other legal/management fees. Only other dimension is property appreciation.

Generally the more you’re leveraged the more it makes sense to hold the property, and if it’s a fully paid off property which mediocre cash flow you should just sell and invest in stocks.
