I think the listing is lying about new construction; I think they can claim it because it was over 70% remodeled. But this was not torn down to foundation.
Look at street view, this house has exact same setbacks as the cottage there before.

I could get over no garage for a house at that price point if it was adjacent to a desirable part of the R-B corridor and not hideously ugly. But this house checks none of those boxes. I too thought that was the back of this house at first glance!!!

No garage for this price. It's also near Washington Lee Apartments and you could have spillover issues where cars are parking in front of this house to go to the apartments. I wouldn't count on having consistent street parking available.
So, at best you have parking for two or three cars tandem on your driveway, but who wants to deal with tandem parking when spending over $2M?

Yeah it's a new construction. If you look at the listing pictures from 2022 the house looks very very different (it was a teardown listing).
Also, not sure about this of course, but it seems like they may have spent around 1.2m on the construction of that awful ugly places (homes.com is amazing for not only seeing old listings, but also mortgage info).
It’s obvious they reused the exterior walls and framing, moved interior walls and plumbing, and clad in a new exterior to fool buyers.

There's a lot to complain about, but LVP in the basement is the right choice. You don't put real wood below grade.
In a luxury home the right choice is tile in the basement. Just my opinion. But since this house is awful LVP works here.

Bc it's a nicer waterproof material and it doesn't have the offgassing issues of LVP. I would never put vinyl flooring anywhere in my home, and I certainly don't think it's appropriate at this price point (though you see it all the time in homes around here).
