I know lots of bad to mediocre realtors. They add pretty minimal value.

I know a handful of really good realtors who add tremendous value and are worth every dime of their commission. They're smart, they know their market, they know their local land use regulations, they know finance and statistics and produce their own market analysis, and they're often therapists to their clients. Becoming one of those realtors seems like a great career path, BUT that's very much not what most people associate with realtor-ing and requires a whole set of skills beyond find client, search database, take them to showings, make offer, buy house.

2 reasons:

WFH and internet/AI can do what’s left of your commercial real-estate job better than you.


Sweetie, that real estate isn't going away. And multi-family, office building conversions, warehouse and data center transactions will be around for decades. Land and associated buildings won't disappear because of AI and AI is decades away from being able to do aa large real estate transaction. You obviously have no idea what is involved. But you can scroll tiktok!


You really should explore a new career as a travel agent.

My brother, mid-thirties, is a realtor, enjoys the work, and seems to make decent money. Same for his realtor friends and colleagues that I’ve met. They’re definitely not morons. He studied logistics in college and started his career in that field, but wanted to work more with people, so he got his license. He seems to be constantly working. He’s also branching out into appraisal, which may be another related avenue of interest for your son.
