If space is an issue, go for a 3/4 bath (shower only, no tub) in the addition. Be forewarned this will save a little space, but it will not significantly change the construction cost compared with a full bath.

This. We have 4 BR and 2.5 Baths. It is workable (but not perfect) only until the grandparents visit, and then we really wish we had a 3rd full bath (which lets grandparents share one and kids share a different one).

It won't cost much more to add a full bath rather than a half bath, so, might as well go for the full.

This is exactly what we have except our kids bed/bath is on the main floor and it's perfect.

Do you plan to stay in this home? Because how you all use the bathrooms now, will absolutely change as your kids get older. Particularly with a son and a daughter.

I would want 3.5 baths, but at the absolute very least I'd add a half bath, preferably a full.

What do the other houses in your area have? Considering comparables for resale purposes is never a bad idea. You don't want to be the outlier.
