Small landlord here. If I had a tenant staying 10-12 years, paid on time, little/no issues, I'd change the carpet. Tenant turnover and vacancy cost are some of the largest expenses for a landlord, and it it means you'll stay there another some years, I'd be happy to replace the carpet. Cost of carpet replacement would be approx. the same as cost of one tenant turnover expenses and one month vacancy in my case.
