Yeah, looking forward to learning more. When we built our last home, I just basically upgraded the kitchen cabinets and countertops, along with small tile upgrades in the bathrooms (mostly in the primary), but wouldn't mind having a bit more fun this time around.

Can anyone share what they are seeing as lot premiums for the Hamlet and Orchard collections? Those lots seem pretty same in size.

yeah, I think in the next couple of weeks it will all be gone. They have VIP appointments till Jan.

Is it just the garages that are connected? Was looking on the site plan and thought so but wasn't sure.

It’s probably not exact, but close enough to get a good idea of the overall development.

The non connected ones will probably sell first, but that’s just my guess. The nice thing about the connected ones are that they all have 3 car garages and the ‘extra’ 3rd car garage is baked into the lot premium.

They’re not all connected. Of the ones released in phase 1, six are not connected. The one we bought isn’t connected. In phase 2, there are a lot more hamlets. It looks like 18 of the phase 2 ones will not be connected.

I was under the impression that not all the hamlets were connected?

We actually purchased an Esworthy Hamlet, and I know there is at least one other Esworthy sold. I think the Hamlets aren’t selling as quick because of the connected units. Not sure how many have sold now, but at least 5.

Kind of surprised but I guess it makes sense considering you get much more bang for the buck and not too much more $$ than the orchard.

Surprised about less interest in the Hamlets too. I think we're going to end up building in Turf Valley with TB for a few reasons but the Esworthy was actually my favorite model all around in Mt. Prospect.
