Real estate 101, especially in the DMV: even in good times, August is a slow month home sales. August is a slow month here for EVERYTHING.

Also, there's a middle ground between a bubble burst and prices not continuing to climb through the roof. It's called stabilization. And, yes, it's happening. If you're holding your breath waiting on a market crash, get ready to suffocate.

It's not really a profit if they are also paying $100k more for the house they are buying.

Again, I can afford it. My point is why should I pay that much if no one else is willing to either? It's not rocket science.

The bolded states otherwise. And if you could afford the price, then you wouldn’t still be searching for a house.

Why do you care how long it takes someone to sell their house? When I was growing up it regularly took people five to six months to sell just a regular priced house.

If she has only had two showings-- its grossly overpriced. Sure, there is a set of buyers who are looking to move and be settled before school starts, and won't look again until next year- but there are also plenty of buyers who have to move for a variety of reasons at various different times of the year. And plenty of buyers who will move when they find the right house- no matter when that is.

The school year is the main reason why the housing season starts in March/April, gets really busy May-July. Most properties take about 30-60 days to close due to various things that normally happen (inspections/pre-inspections, appraissals, mortgage approvals, etc). Then people want some time to move. So most start the wheels in motion much earlier. By August, it's past the wire for many people who want to be moved in and enrolling their children in school in August. This is why August is the traditional month for realtors to take their vacations, the season has largely wound down by then. The off-peak season starts up again in September after the kids start school and the secondary Fall season when people who are not as tied to the school calendar do their shopping. and September-October is the second slower wave for people who want to be done by the holidays.
